Growing new-construction community in Metro Atlanta with craftsman-style homes at various stages of completion

New construction communities across Greg's service area

New construction can be found throughout the communities Greg serves: Atlanta and Southwest Atlanta, Fairburn, Union City, Hapeville, College Park, Tyrone, Fayetteville, Riverdale, Newnan, Smyrna, Mableton, Lithia Springs, Lagrange, Palmetto, and Douglasville.

South Fulton communities like Fairburn, Union City, Palmetto, and College Park have some of the region's most active building. Fayette County's Tyrone and Fayetteville offer established schools with newer inventory, while Coweta's Newnan, Cobb's Smyrna and Mableton, and Douglas County's Lithia Springs and Douglasville each bring their own mix of builders, price points, and commute profiles.

Choosing a floor plan and a lot

The floor plan should match how you actually live: how many bedrooms you need today and in five years, whether you work from home, and whether a formal dining room or an open great room serves you better. Walk the model with a checklist, and ask what is included versus what requires an upgrade.

Lots deserve the same attention. A premium lot can change the price by tens of thousands of dollars, so compare the lot premium against what you get: orientation, backyard privacy, trees, and whether green space or a street corner adds or subtracts resale value.

Incentives and closing-cost help

Builders use incentives to keep sales moving: closing-cost credits, rate buydowns, design-center allowances, and appliance or landscaping packages. The available incentives often shift with the season and the builder's inventory, so the current offer is a fair question at the sales center and worth getting in writing.

The right incentive can meaningfully lower your cash to close, but only if the base price and upgrade pricing are already competitive. Greg compares the full package against comparable resales and other communities so you know whether the deal is actually good.

What to ask the builder

Before you sign, ask what exactly is in the base price and what counts as an upgrade, what the estimated completion date is and what happens if it slips, and what the warranty covers for the structure, roof, and systems.

Also ask who inspects the home at key milestones and whether you can bring your own inspector, what the HOA fees and any special assessments are, whether the home qualifies for FHA or VA financing, and what happens to the price if the market changes between contract and closing. Written answers protect you through the whole build.

Why Greg's team specializes in new construction buyers

The Crimsyn Bailey Real Estate team works with new-construction buyers in state and buyers relocating to Metro Atlanta, and they are recognized relocation specialists for the South Fulton market. That steady focus means the team knows the builders, the communities, and the contract terms that matter.

Because the builder typically pays the buyer's agent commission, having Greg represent you at the sales center costs nothing out of pocket. You get someone reviewing the contract, negotiating upgrades and incentives, and guiding pre-drywall and final inspections at every step of the build.

Start your new-construction search with a plan

The best new-construction outcome starts before you ever visit a sales center: a clear budget, a short list of communities, and an agent who knows the market.

Greg's new-construction guide walks you through the whole process, and his team is ready to help you compare communities across Metro Atlanta.
