School Guide

How to research schools before you buy.

School quality shapes neighborhoods, resale values, and family life. Here is how Greg helps buyers research ratings, boundaries, and school culture before choosing a Metro Atlanta community.

How to Research

Four steps to a confident school decision.

Ratings are a starting point, not the whole picture. The best research combines public data, verified boundaries, and a real visit to the school.

Check ratings and report cards

Start with the Georgia Department of Education school report cards, then layer in ratings sites for parent and community perspective. No single score tells the whole story, so compare several sources.

Verify the boundary for the address

School attendance boundaries follow streets, not neighborhoods, and they change. Confirm the exact elementary, middle, and high school for the address with the district before you fall in love with a home.

Tour the school in person

A tour shows you the building, the classrooms, and the culture. Ask for a walkthrough, attend an open house, and talk to current parents in the car line or at a school event if you can.

Ask about the feeder pattern

The elementary school matters, but so do the middle and high school it feeds into. Understand the whole path from kindergarten through graduation before you choose a community.

Questions to Ask

Eight questions worth asking every school.

Take these to the district office, the school tour, and the parent community. The answers tell you more than a score ever will.

What school will this exact address feed into, and has the boundary changed recently?

What are the class sizes, and how long has the principal and teaching staff been in place?

What programs does the school offer: advanced and honors classes, STEM, arts, athletics, and special education?

What do the latest state report card and test scores show, and how do they compare with nearby schools?

Can we tour the school, and what does a typical school day look like for a student?

What transportation, bus routes, and before- and after-school care are available?

What do current parents say about communication, safety, and the school community?

How does the district handle new-student enrollment and mid-year transfers?

Districts by Community

Which district serves which community.

Metro Atlanta schools are organized by county district. Here is the district that serves each of the 13 communities Greg works in, with links to each community guide.

Atlanta Public Schools

Serves much of the city of Atlanta proper.

Fulton County Schools

Serves most South Fulton communities, including Southwest Atlanta and College Park; Atlanta addresses may fall under either district.

Douglas County School System

Serves Douglasville, Lithia Springs, and Douglas County.

Fayette County Schools

Serves Tyrone, Fayetteville, and Fayette County.

Coweta County Schools

Serves Newnan, Sharpsburg, and Coweta County.

Cobb County School District

Serves Mableton, Smyrna, and Cobb County.

Clayton County Public Schools

Serves Riverdale and Clayton County.

Troup County School District

Serves Lagrange and Troup County.

District assignments can change with boundary reviews, and some addresses sit on district lines. Always confirm the school for a specific address with the district before making an offer.
